In a unanimous decision at the December council meeting, members of the Sachse City Council denied an appeal by developer Ron Haynes, the developer of the Estates of Dominion of Pleasant Valley,

regarding the construction of public infrastructure or collector road for the proposed development located at the northeast corner of Ben Road and Pleasant Valley Road.

The collector road has been part of the city thoroughfare plan since 2010.

Greg Peters, director of public works and engineering said the 96.80-acre subject property was re-zoned to a Planned Development by city ordinance last May.

The development includes 66 residential one-acre minimum lots with the minimum home size would be 3,000 square feet. The development would include additional architectural and landscaping requirements above city minimums with 24 ft. wide concrete local streets with bar ditches for drainage, a 36 ft wide collector road, a 30 ft landscape easement along Pleasant Valley Road and a Homeowners Association for the development.
