Appraisal notices mailed

Property values are about to take center stage for Sachse residents—in Collin or Dallas County—as appraisal notices begin arriving in mailboxes.

The Collin Central Appraisal District (CCAD) has been busy collecting and entering data in preparation to generate 2025 appraisal notices for residential and commercial property owners. CCAD mailed its real property appraisal notices on April 15.

According to Brian Swanson, deputy chief appraiser of business operations and compliance, it’s important for property owners to act quickly if they have questions after receiving their notice.

“We encourage taxpayers to review their appraisal notice and if they disagree with the value and choose to file a protest, that they should do so quickly,” Swanson said.

In lieu of a formal protest, property owners can also contact the district to request an informal review. This gives the owner—or their tax agent—and an appraiser the opportunity to present relevant information about the property. Supporting documents can include sale records, purchase contracts, closing disclosures, inspection reports, repair estimates, appraisals, cost-to-build contracts, surveys and photographs. The district’s appraiser will review the property’s appraisal alongside comparable market data.

If both parties agree on a revised value, the appraiser will provide a printed settlement agreement for the owner to sign. Once signed, the value becomes final for the current year and the protest hearing will be canceled.

If no agreement is reached during the informal process, property owners may still proceed to a formal hearing before the Appraisal Review Board (ARB)—as long as the protest deadline has not passed. It’s important to note that an informal review alone does not initiate a formal ARB protest. To appear before the ARB, a written protest must be submitted by the protest deadline.

Property owners—whether in the Collin or Dallas County portion of Sachse—have until Thursday, May 15, to file a tax protest. Protests can be submitted online at efileprotest.collincad.org, by mail, or in person at the CCAD customer service counter.

The district also suggests using the QR code printed on the front of each notice to schedule an informal meeting or access CCAD’s WaitWhile system. Office hours are Monday through Friday from 8 a.m. to 4 p.m., with extended hours until 7 p.m. on April 24, May 1, May 8, and May 15 for those needing assistance outside of standard hours.
