Tax bills rise despite no hike; public hearing Sept. 15

The city of Sachse has proposed a property tax rate of $0.650416 per $100 of valuation for the 2025 tax year. The rate will be considered during a public meeting scheduled for 6:30 p.m. on Sept. 15, 2025, at 3815-B Sachse Road.

The proposed rate is equal to the current tax rate and is lower than both the no-new-revenue tax rate of $0.657453 and the voter-approval tax rate of $0.793341. The no-new-revenue tax rate is the rate that would raise the same amount of revenue as the previous year from properties taxed in both years. Because the proposed rate is not greater than this, the city is not proposing an increase in property taxes.

Similarly, since the proposed rate is below the voter-approval threshold, the city is not required to call an election to adopt the rate.

While no election is required, residents are encouraged to express their support or opposition by contacting members of the Sachse City Council or by attending the public meeting. Councilmember contact information is available at www.cityofsachse.com/City-Council.

City officials noted that taxes owed under any of the discussed rates can be calculated by multiplying the rate by the taxable property value and dividing by 100.

According to city data, the average taxable value of a homestead in Sachse increased from $421,341 in 2024 to $452,788 in 2025, a rise of 7.46%. While the tax rate remains unchanged, this increase in property values means the average tax bill on a homestead will rise from $2,740.47 to $2,945.01, also a 7.46% increase.

The total tax levy on all properties in the city is projected to increase by 4.77%, from $28.87 million in 2024 to $30.25 million in 2025.
