Dominion of Pleasant Valley build-out expands

The Wylie Planning and Zoning Commission on Dec. 2 recommended approval of two final plats that advance additional residential development within the Dominion of Pleasant Valley community — a master-planned area that spans the Wylie–Sachse border and feeds traffic onto Pleasant Valley Road, a key connector for both cities.

Both items were approved as part of the meeting’s consent agenda.

The first plat, for Phase 6 of the development, covers 40.43 acres at the southwest intersection of Dominion Drive and Pleasant Valley Road. It creates 168 single-family residential lots and three open space lots. City planning staff noted that the property is zoned under Planned Development Ordinance 2025-41, adopted in November, and that a preliminary plat for the area was approved in May 2024.
