A new development was approved at the City Council meeting last week that will bring an additional 66 homes to the city.

City staff approved a development agreement with Sachse 95, LTD, a Texas Limited Partnership, for the development of Kensington Park, a single family planned development on 96.80 acres of land located at the northeast corner of Pleasant Valley Road and Ben Road.

The development includes 66 single-family residential lots, public water mains, a collector road, and local streets. The lots are one or more acres with plans to have on-site sewage or septic facilities.

The anticipated developer fees include roadway impact fees of $161,700 and water impact fees of $166,386.

Director of Public Works and Engineering, Greg Peters said he city Impact Fee Ordinance states any construction of, contributions to, or dedications of any facility appearing in the capital improvements plan that is required by the city to be constructed by the owner as a condition of development shall be credited against the impact fees otherwise due from the same category (roadway, water or wastewater) of impact fees assessed on the development.

The internal collector road (Country Club Drive) is shown on the Capital Improvement Plan, and is required to be constructed by the developer said the engineer. Due to the low density of the development, an internal collector road is not required for the traffic volume generated by the development.
